Access and use of the website and its services are provided on the condition that you accept the terms of this agreement. A. Introduction

Acceptance of Terms: These Terms of Service are a binding legal agreement between you and CopperWood Developments governing your right to use the CopperWood Developments Platform — an online venue enabling users to publish, offer, search for, and book services. By using the Services or clicking to accept, you agree to be bound by these Terms.

Privacy Policy: Use of the website is subject to our Privacy Policy, which is incorporated into this Agreement by reference.

Age: Use of the website is only permitted to persons above 18 years of age. Minors are absolutely prohibited from accessing this website.

Modification to Services: CopperWood Developments may amend this Agreement at any time by posting a revised version. Your continued use constitutes acceptance of any changes.

B. Definitions & Interpretations

"Owner" means a user that has registered an Owner Account on the Services. "Tenant" means a registered User seeking to rent a property or who has entered into a Service agreement. "Listing" means a listing for a Rental Property posted by an Owner. "Rental Property" means a property advertised, listed, managed, or administered through the Services. "Service agreement" means a service agreement or lease for a Rental Property.

C. Your Account

Account Registration: To use certain portions of the Services, you must register an Account. Your Account and login credentials are specific to you and may not be shared or transferred. You are solely responsible for maintaining the confidentiality of your credentials and for all activity on your Account.

Account Deletion: CopperWood Developments may, at its sole discretion, suspend or delete your Account at any time and for any reason, including violation of these Terms.

D. The Services

CopperWood Developments provides services including Property Marketing, Tenant Screening, Viewing Assistance, Rent Collections, Expense Management, Agreement and On-boarding, In-App Communication, and In-House Living Notifications.

Fees: CopperWood Developments may charge fees to Guests, Tenants, and Owners for use of the Platform. Except as otherwise provided, service fees are non-refundable.

Service Agreements: We make service agreements available solely as a convenience. We do not represent or warrant that any service agreement will meet your specific needs or comply with the laws of your jurisdiction. You should review any service agreement with a qualified legal practitioner before signing.

Tenant Screening: Any reference to a User being "verified" is not an endorsement or guarantee by CopperWood Developments. It only indicates the User has completed verification steps. CopperWood Developments collects credit information including name, date of birth, banking information, identification numbers, income, payment history, and credit history to facilitate tenant screening. Credit scores will be disclosed only to Owners evaluating rental applications.

Rent Collection: All disputes regarding payments under Service agreements are solely between the Tenant and Owner. IN NO EVENT IS COPPERWOOD DEVELOPMENTS RESPONSIBLE OR LIABLE FOR THE PAYMENT OF RENTAL DUES TO OWNERS.

Platform Rules: All users must act with integrity, treat others with respect, not misrepresent information, follow non-discrimination policies, not scrape or hack the platform, not use bots or automated means to collect data, and only use the Platform as authorized by these Terms.

E. Our Liability

CopperWood Developments will not be liable for any claims arising out of content on the platform. In no event shall CopperWood Developments or its officers, directors, employees, or agents be liable for any direct, indirect, incidental, special, punitive, or consequential damages resulting from errors or inaccuracies of content, unauthorized access to servers, bugs or viruses, interruption of service, or any third-party conduct.

Force Majeure: Neither party shall be liable for delay or failure arising from causes beyond its control, including fires, floods, earthquakes, strikes, acts of God, or acts of war.

F. Know Your Legal Obligations

Owners are responsible for understanding and complying with all laws, rules, and regulations applicable to their Listings, including zoning laws, permit requirements, tenancy rights, rent control, and eviction laws. CopperWood Developments will manage the property according to instructions provided by the Owner, and the Owner is responsible for checking applicable laws.

G. Termination

CopperWood Developments reserves the right to modify, suspend, or discontinue the Platform at any time. CopperWood Developments may delete or deactivate your Account immediately and without notice for any violation of these Terms. Upon termination, all licenses granted to you will immediately terminate.

H. Intellectual Property

All website design, text, graphics, software, and other content are the property of CopperWood Developments or its licensors. You may not modify, copy, reproduce, or distribute any material from the website. You may download material for personal use only.

I. Disclaimer of Warranties

CopperWood Developments expressly disclaims any and all warranties, express or implied, including but not limited to warranties of accuracy, reliability, merchantability, or fitness for a particular purpose. CopperWood Developments does not warrant that access to the website will be uninterrupted or error-free.

J. Indemnification

You agree to defend, indemnify, and hold harmless CopperWood Developments and its officers, directors, employees, and agents from any claims, damages, or expenses arising from your use of the Platform, your violation of these Terms, or your violation of any third-party rights.

K. Dispute Resolution

Disputes shall first be resolved through good-faith negotiation. If unresolved within 15 business days, disputes shall be submitted to confidential arbitration in Ottawa, Ontario, Canada. Before filing a formal lawsuit, please contact us at [email protected].

We use this information to provide core platform features, deliver products and services, contact and communicate with you, conduct advertising and marketing, maintain internal records, comply with legal obligations, and ensure security and fraud prevention.

Security of Your Personal Information

We protect personal information within commercially acceptable means to prevent loss, theft, unauthorized access, disclosure, copying, use, or modification. No method of electronic transmission or storage is 100% secure. You are responsible for selecting a secure password and maintaining the security of your own information.

How Long We Keep Your Personal Information

We keep your personal information only for as long as necessary. If your personal information is no longer required, we will delete it or make it anonymous. We may retain information for compliance with legal, accounting, or reporting obligations.

Children's Privacy

We do not aim any products or services at children under 13 and do not knowingly collect personal information about children under 13.
